What does your management fee include?
Management fees include finding and qualifying a tenant, enforcing the lease, and tenant relations. Online advertising is not included. Special requests from owners for appraisal appointments, competitive repair bids, and other requests outside the scope of managing the tenant are not included.
Can I choose my own vendors?
No. Kellogg Agency has screened and chosen vendors based on price, quality of work, and customer service. We do not allow owners to hire or utilize their own vendors.
How often are inspections done?
We inspect each home before a tenant moves-in and after a tenant moves-out. We schedule an annual inspection during each lease.
When do I get paid?
Owners are paid using direct deposit on or about the 15th of each month.
How does Kellogg Agency screen tenants?
We evaluate each application on the following: income and employment verification; credit report and score; and housing history. How Can I Save Money on Management Fees?
Can Kellogg Agency manage a property in a Homeowner’s Association?
Yes. We will be your liaison with the association. We will notify tenants when a violation occurs and pay the dues for you.
Does Kellogg Agency pay mortgage and taxes for the property?
No.

Shopping For A Property Manager
Shopping for a property manager can make your head spin. Comparisons can be difficult when each company has a different pricing structure and management style. Here are a few questions you should ask:
What are your fees?
Find out about ALL fees, like re-let or leasing fees, advertising, internet listings, application fees, setup fees, cancellation fees, etc.
How do you screen tenants?
Don't settle for vauge answers. Get specifics about what information is collected, evaluated, and scored. Find out how the manager makes a decision to accept or reject a tenant.
Do you personally show the house or do you check out keys?
Find out which method will be used on your house - and why.
What is the manager to property ratio?
