Are you licensed?
Yes. We are licensed New Mexico Real Estate Brokers. -
What type of properties do you manage?
We manage single family and some small multi-family properties. -
How soon can you start managing my property?
If your property is vacant and in rent-ready condition, we can have the house up on our website within 5 days. -
Do you sell real estate too?
Yes. We have an experienced sales team that can assist you with selling or buying property. -
Can I say “no pets”?
We offer owners a $3000 Pet Guarantee against pet damage. 70% of tenants own pets. Your house will be hard to rent if you don’t allow pets. We have policies and procedures for handling pets in our rental homes. We utilize a service called PetScreening.com that screens pets, service, and emotional support animals. -
Can I be involved in the screening process?
No. We are trained in Fair Housing and other laws. We reduce your risk of a lawsuit by handling the entire screening process for you. -
Do I get to see the lease or sign it?
Kellogg Agency signs the lease on your behalf. You will be emailed a copy of the lease. The lease will also be uploaded to the files section of your portal. -
How much security deposit do you charge the tenant?
We charge one month’s rent as a security deposit. -
Who holds the tenant security deposit?
Kellogg Agency holds the security deposit. -
Do you offer direct deposit?
Yes. We will deposit your funds into your bank account. -
How and when do I get paid?
Your funds will be deposited into your account around the 15th of each month. -
Can I do my own maintenance?
No. It is a liability for owners to do their own maintenance. We have screened vendors that provide good services at fair prices. -
Do you contact me before you do repairs?
Yes and no. If a repair is going to be over $350, then we will contact you for approval. If a repair is below $350 we will approve the repair and it will be reported on your monthly statement. -
Do I get a 1099 and Year End Statement?
Yes. -
Am I required to get insurance? What kind?
Yes. Owners must have a “landlord” or “rental” policy on their property. A standard homeowner’s policy will not cover you when there is a tenant in the house. Kellogg Agency must be listed as “Additional Insured” or “Additional Interest” on the policy.
