RENTAL QUALIFICATIONS

This Agency does not discriminate and will not evaluate rental applications on the basis of race, color, religion, sex, familial status, handicap, sexual preference, national origin, or ancestry.

  1. Every person 18+ years old must fill out a separate application. We do not accept co-signers.
  2. Application fees are non-refundable.
  3. We communicate via email. Check your email frequently.
  4. Applications will be processed within 3-5 business days.

*** APPLICATIONS WILL NOT BE PROCESSED UNTIL WE RECEIVE ALL REQUIRED DOCUMENTS ***

REQUIRED FOR ALL APPLICANTS: Applications will not be processed until we have all required documents:

  • ATTACH Photo of current driver’s license or state ID.
  • ATTACH Verifiable Proof of Income. Kellogg Agency decides what is verifiable.
    • EMPLOYED: last 4 paystubs.
    • RETIRED or SELF-EMPLOYED: last four bank statements.

ALSO REQUIRED ON A SEPARATE WEBSITE:

This application is preliminary only and does not obligate the Owner or this Agency to execute a lease or deliver possession of the Property. We reserve the right to deny your application. Decisions on denied applications are final and may not be appealed.

TIME TO PROCESS APPLICATIONS: Applications will be processed within 3-5 business days. We will contact you via email if we have questions or need additional information. Calling the office to check on your application before you hear from us will delay processing time.

FIRST APPROVED:

  • First approved application with security deposit and signed lease will get the house.
  • We will not hold a property while your application is being processed.
  • Kellogg Agency cannot be held responsible if your application is delayed or denied because you have not turned in required documents.
  • Kellogg Agency cannot guarantee that your application is first in line.
  • Lease must start within 7 days after application is accepted or property available date, whichever is sooner.

MOVE IN MONEY:

  • Security deposit = one month’s rent.
  • Security deposit is due upon approval.
  • One full month’s rent (and Last Month's Rent, if applicable) is DUE by NOON the day BEFORE your lease start date.

QUALIFIED APPLICANTS WILL HAVE:

  • Credit score of 550 or above.
  • Gross monthly income equals 3x rent amount.
  • Acceptable debt-to-income ratio.
  • Acceptable self-employment income for 2 or more years.
  • Bankruptcy must be discharged.
  • NO unpaid bills or collections accounts for utilities.
  • NO unpaid child support.
  • NO unpaid bills, collections, or judgments for management companies, landlords, etc.
  • NO EVICTIONS.

CRIMINAL BACKGROUND CRITERIA (if applicable):

Not Approved:

  • First or Second Degree Murder
  • First through Third Degree Assault
  • Kidnapping
  • First through Fourth Degree Criminal Sexual Conduct
  • Arson
  • Harassment and Stalking
  • An Attempt to commit one of the above crimes
  • A Conviction in another jurisdiction that would be a violation of the above crimes
  • Any crime that would require applicant to register as a sex offender

Approved after 7 years from completion of sentence:

  • Third Degree Murder
  • Second Degree Manslaughter
  • Criminal Vehicular Homicide or Injury
  • Simple or Aggravated Robbery
  • Any Felony Drug or Narcotics Convictions
  • False Imprisonment
  • Carrying a weapon without a permit or any other weapons charge
  • Felony Theft
  • Felony Forgery
  • Felony Burglary
  • Terrorist Threats
  • Felony Controlled Substance
  • An attempt to commit one of the above crimes
  • A Conviction in another jurisdiction that would be a violation of the above crimes

LAST MONTH’S RENT WILL BE REQUIRED IF APPLICANT HAS:

  • Current mortgage
  • Current or past mortgage foreclosure or short sale
  • Credit score between 500 – 550

REQUIRED DOCUMENTS FOR ALL APPLICANTS:

  • SUBMIT a Pet Screening Profile – even if you don't have any pets.
  • ATTACH Photo of current driver’s license or state ID.
  • EMPLOYED: ATTACH four (4) current paycheck stubs OR job offer or job transfer letter.
  • RETIRED or SELF-EMPLOYED: ATTACH most recent IRS 1040 or other verifiable proof of income.

CANCELLATION FEE = SECURITY DEPOSIT

Cancellation fee is charged if:

  • A security deposit is submitted but lease is not signed; and/or
  • A lease is signed but tenant does not move in.
