Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? We have a strict leave that protects the owner. We know the laws and how to send proper notices.
If a tenant has gone beyond the grace period of the lease we will provide them with a late notice. We will communicate with the tenant about payment and the owner about payment. If a tenant does not pay rent, then we will file for an eviction. It takes about 2-3 weeks for an eviction in New Mexico.

Tenant Screening
We conduct extensive screening which includes evaluating income and employment, reviewing credit score and history, and performing a background check for all applicants. We follow all local, state, and federal laws concerning screening and fair housing. We also utilize a screening service for pets, service animals, and emotional support animals.
Rent Collection
We have a strict lease that says rent is due on the 1st of the month and is late on the 2nd. Tenants pay rent through their online portal. We allow credit card, ACH, and cash payments. We issue notices when a tenant doesn’t pay on time or a payment is returned.
Maintenance
We hire vendors that are licensed and insured, respond quickly, do the job well, know how to communicate with tenants, and who charge fair prices. We conduct move in and move out inspections. We also do annual interior inspections at no charge to owners.
Financial Reporting
We are committed to accurate and timely accounting. We follow the strictest accounting guidelines when taking care of your money. We use the latest in property management software. The Owner Portal allows owners to see real-time accounting, print reports, access files, and make payments, when necessary. Our owners get paid via direct deposit.
Evictions
In the unfortunate event that a tenant needs to be evicted, we will coordinate an uncontested eviction. We know the law and most evictions are handled with one visit to the court. It takes about 2-3 weeks to get an eviction in Rio Rancho or Albuquerque.
